Resurfacing cost depends less on the pool's age and more on the finish material chosen and how much structural repair is needed underneath it. Riverstone and First Colony both require architectural control committee approval for pool and backyard plans, including review of fencing and setbacks relative to the deed restrictions, which is handled during the design phase.
Finish Material Is the Biggest Variable
Standard white or colored plaster is the lowest-cost resurfacing option and the most common on existing pools, typically lasting 10-15 years before it needs redoing. Pebble finishes cost more upfront but tend to last longer and resist staining better than plaster. Full tile finishes cost the most and are usually reserved for accent areas (waterline tile, step tile) rather than the full shell, given the labor involved.
What Else Affects the Quote
Underlying structural issues, cracking, settling, bond-beam damage, found during the pre-resurfacing inspection add repair cost before the new finish even goes on; a repair visit that diagnoses the shell first is standard practice rather than resurfacing over an unresolved structural problem.
Pool size and shape complexity (more corners, steps, and tanning ledges mean more labor-intensive hand-finishing) also affect the quote more than most homeowners expect going in.
